Cedar Hills

Cedar Hills, Oregon (97225): Homes, Schools & Neighborhood Guide

Cedar Hills is a planned westside community in unincorporated Washington County, begun in 1946 with about 2,000 homes on roughly 800 acres just south of the Sunset Highway (US-26). Homes have Portland (97225) or Beaverton (97005) addresses and are mostly 1950s–60s single-level ranches and bungalows on generous lots, close to Cedar Hills Crossing, Nike World Headquarters and the tech corridor. The median sold price is around $580,000 for 2026. Homes are in the Beaverton School District and feed Beaverton High School. Cedar Hills is the Dirk Hmura Team's home turf: our office at 500 SW 116th Ave is minutes away, and we have sold 10 Cedar Hills homes in the past 3 years.

Living in Cedar Hills

sdfsd The neighborhood was planned with its own shopping, schools and parks, and much of that layout still works decades later: Cedar Hills Crossing has grocery, dining and retail within walking distance of many homes. Tualatin Hills Park & Recreation District maintains Commonwealth Lake Park, a 20.8-acre park with a walking loop around the lake, and Cedar Hills Park. The Homes Association of Cedar Hills covers the original neighborhood's roughly 2,100 homes.

Buying a 1940s–50s Cedar Hills Home

Most original Cedar Hills homes are 75+ years old and on the smaller side - less than 1,500 SF. Many homes have one car garages or have had the garage converted to living space. Attached two car garages command more buyer interest. Inspections are critical for these older homes. Many homes have sewer party lines so a sewer scope is very important. The electrical panel and wiring, insulation, windows, heating system and roofs should be thoroughly inspected by a professional. The power lines in Cedar Hills are located at the back property line of most of the homes.

Schools serving Cedar Hills

Cedar Hills is in the Beaverton School District. Barnes Elementary and Cedar Park Middle School sit inside the neighborhood, and some homes are assigned to Ridgewood or William Walker elementary and Meadow Park Middle. Since the 2017–18 school year, Cedar Hills has fed Beaverton High School rather than Sunset; some older listings and websites still show Sunset.
